TOWN OF SANDWICH – BOARD OF ASSESSORS
The Board of Assessors of Sandwich has received permission prior to Preliminary Certification from the Massachusetts Department of Revenue, Bureau of Local Assessment, to release the Fiscal Year 2020 Property Valuations for public review. The disclosed values are preliminary and are pending approval by the Massachusetts Department of Revenue. Re-Certification of values is required by statute every five years.
Values are calculated at "Full and Fair Cash Value" using sales data from calendar year 2018, as required by state law. The estimated change in value for the Residential Class from FY2020 reveals a market increase with most values (excluding properties with new construction in that year) changing +/- 6 percent. However, various areas may have seen an increase by as much as +/- 20 percent or more. The changes are a reflection of observed market conditions in 2018. Similar changes occurred in the Commercial Classes, while the Industrial Class saw a lesser increase. The Town of Sandwich conducts their own in-house revaluation program, utilizing mass appraisal software from pk Valuation, (on site in Sandwich since 2017).
The public disclosure period will commence on the weekdays from November 26, 2019 and continue through December 3, 2019, excluding Thanksgiving Day
As part of the Public Disclosure process, inquiries can be made, and issues addressed at the Assessing Department, located at 16 Jan Sebastian Drive, by telephone, or by visiting the Town Web site located at www.sandwichmass.org. On the website, new property lists, by location, with the proposed FY2020 values are available. Printed Value lists will also be available for review at the Town Hall, Town Hall Annex, Human Services Building and the Sandwich Public Library.
